If you want to build a detached garage or accessory structure, you need permits to ensure that any structure is built in the right location and complies with building codes, standards and bylaws.
Examples of detached accessory structures include:

  • Detached Garages and Carports
  • Storage sheds
  • Gazebos, and
  • Workshops

All structures more than 10 square meters (or 108 square feet) will need a building permit.

In addition to a building permit, accessory structures larger than 14 square meters (or 150 square feet), such as open-sided pergolas and gazebos and other similar structures, also need a development permit.

A detached garage does not need a development permit, but still needs a building permit.

A development permit establishes land use and approves the location of the structure. What you are building must align with the zoning bylaw and other City requirements.

A building permit confirms a structure meets building codes, standards and bylaws. Building permits must align with prior development permit approvals.

If your project has electrical or plumbing features, additional permits are required. For example, all detached garages and carports require an electrical permit.

Before applying for permits, make sure you’ve filled out the required application forms and have fees, plans and other documents ready.

Look at each permit application form for a list of required documents and follow these steps:

  1. Submit a development permit application, where required.
  2. Once your development permit is issued, submit the building permit application.

Once permits are issued, you can start your project.

You will need to arrange mandatory audit inspections throughout the stages of construction.

After inspections, permits will be closed, ending the permit process.
